南京万谷慧商业更新:激活城市界面,重构生活场景

项目背景

迈皋桥作为南京城市副中心与城北核心板块，承载着华东电子（国营741厂）八十余年的工业记忆。依托完善的生活配套与便捷的交通网络，这里长期以来都是区域重要的生活与消费中心。2015年，万谷·慧生活广场作为迈皋桥片区首个大型商业综合体亮相。随着城市商业格局的演变与消费需求的升级，项目原有空间形态与运营模式逐渐难以满足市场需求。2025年，项目启动全面更新计划，并以全新的品牌形象——“万谷慧”重新面向城市与社区开放。

Miaogaoqiao, a key sub-center of Nanjing, carries over 80 years of industrial heritage rooted in the former East China Electronics Factory No. 741. With strong urban amenities and convenient transportation, it has long been an important destination for local living and consumption. Opened in 2015 as the area’s first large-scale commercial complex, Vangu Plaza played a significant role in the district’s development. As consumer expectations and retail trends evolved, the project underwent a comprehensive renewal in 2025 and was reintroduced under a new identity — VANGUHUI.

设计思考

如何加强室内外的互动连通？如何将局部热点区域的客流能量转化为整体空间活力？如何让商业重新融入城市公共生活体系？COLORFULL昱景设计以“开放、连接、共享”为核心理念，打破传统商业综合体的封闭格局，从“纯商业空间”转变为“可容纳更广泛生活方式的空间”。通过重构建筑与城市、商业与社区、空间与人的关系，打造一个更具生活气息、社交属性与体验价值的理想生活目的地，并进一步激活周边街区活力，重新定义区域商业地标。

How can indoor and outdoor spaces be better connected? How can local hotspots generate vitality for the entire development? And how can commerce reconnect with urban public life? Guided by the principles of openness, connectivity, and sharing, COLORFULL Yujing  breaks away from the traditional enclosed mall model, transforming the project into a lifestyle-oriented destination. By redefining the relationship between the city, community, and people, the project creates a more vibrant, social, and experience-driven environment, revitalizing the surrounding neighborhood and reshaping the district’s commercial identity.

“让商业重新连接街道与公共生活”

设计通过局部立面更新、透明化展示界面、退界空间营造、夜景灯光提升等策略，增强建筑与街道之间的互动关系，提升空间的可见性与可达性。建筑不再只是一个承载商业功能的容器，而成为连接城市与社区的公共界面。

Through targeted façade upgrades, transparent storefronts, setback public spaces, and enhanced nighttime lighting, the design strengthens the relationship between the building and the street, improving both visibility and accessibility. Rather than simply housing commercial functions, the architecture becomes a public interface that connects the city, the community, and everyday life.

立体动线激活

“释放热点区域的人流势能”

An Open Space Connecting the City and Life

设计引入景观露台与跨层飞天梯，构建立体化的空中庭院系统，打通主题区域之间的垂直联系，形成更加开放、高效的动线网络。

The design introduces landscaped terraces and cross-level escalators to create a three-dimensional sky courtyard system, strengthening vertical connections between key zones and establishing a more open and efficient circulation network.

新的空间组织方式不仅实现不同楼层之间的人流导入与能量共享，也增强了建筑立面的层次感与互动性，使其成为项目极具识别度的视觉焦点，进一步强化商业展示与空间体验。

This new spatial framework improves pedestrian flow and interaction across different levels while enhancing the depth and dynamism of the façade. As a highly recognizable visual feature, it reinforces both the project’s commercial visibility and overall spatial experience.

与此同时，下沉广场打通地上与地下空间的联系，将城市界面、首层商业与负一层美食广场有机串联，形成连续开放的立体动线体系。原本相对独立的地下空间由此被纳入整体商业体验之中，在提升空间渗透性的同时，有效激活地下商业价值。

At the same time, a sunken plaza connects the above-ground and underground levels, linking the urban frontage, ground-floor retail, and the basement food hall into a continuous circulation system. By integrating the previously isolated lower level into the overall visitor experience, the design improves spatial permeability while unlocking the commercial potential of the underground space.

新旧共生激活

首先梳理原有动线体系，以中庭为核心客流枢纽，通过优化环形流线组织，将室内三个主要客流聚集区域有效串联，提升整体空间的连贯性与可达性，引导人流在不同业态与场景之间自然流动。

The design begins by reorganizing the existing circulation system, using the central atrium as the primary pedestrian hub. Through the optimization of the looped circulation network, three major activity zones are effectively connected, improving spatial continuity and accessibility while encouraging a natural flow between different retail, dining, and experiential destinations.

设计秉持“新旧共生”的更新理念，在有限预算条件下以“精准更新”为核心策略，通过保留、优化与再利用既有空间资源，实现空间价值的再生。

Guided by the principle of coexistence between old and new, the design adopts precision-led renewal as its core strategy. Within a constrained budget, existing spatial assets are carefully preserved, optimized, and repurposed to unlock new value and extend the life of the development.

Inside, selected existing elements—including the atrium’s wood finishes and granite flooring—were retained and integrated with new materials, lighting systems, and spatial features to create a dialogue between old and new. Through a strategy of minimal intervention, the design achieves a significant transformation while effectively controlling costs and construction time, giving the space a renewed identity and vitality.

主中庭新增贯穿多层空间的LED艺术装置，以瀑布为设计意象，自顶部垂落至首层空间，并结合商场原创IP形象进行场景化呈现，强化空间记忆点的同时，为商业活动与品牌传播创造独特的视觉焦点。

A new multi-story LED art installation was introduced into the main atrium, inspired by the image of a cascading waterfall. Extending from the upper levels to the ground floor, it incorporates the mall’s original IP character to create a distinctive immersive scene. The installation strengthens the space’s visual identity while serving as a memorable focal point for commercial events and brand engagement.

此外，室内大台阶、多功能休憩区等公共空间的植入，为消费者提供了更多停留、交流与互动的场所。商业逐渐转变为承载社交、体验与日常生活的公共场域。

In addition, public amenities such as the indoor grand steps and multifunctional lounge areas provide more opportunities for people to pause, gather, and interact. As a result, the commercial environment evolves beyond retail, becoming a public destination that supports social engagement, shared experiences, and everyday life.

结语

在存量时代，商业更新的意义已不再只是创造新的消费空间，而是在既有城市肌理中持续激发人与场所之间新的连接与价值。未来，万谷慧将不仅是区域消费中心，更将成为连接社区生活、公共活动与城市文化的重要载体，持续激发迈皋桥片区新的城市活力与生活可能。

In the era of existing assets, commercial renewal is no longer simply about creating new places to consume. It is about fostering new connections between people, place, and urban life within the existing city fabric. Looking ahead, VANGUHUI will be more than a regional retail destination. It is envisioned as a platform for community life, public activities, and cultural engagement—continuing to generate new vitality and possibilities for the Miaogaoqiao district.
