The project is situated in the Xianlin University City area of Nanjing, a context that blends the rational order of an academic community with the raw, unfinished quality of a new urban district. The host building is a typical high-rise office structure, with a standardized core and regular column grid. While offering flexibility for renovation, this framework also imposes clear physical constraints. The project targets early-stage internet startups, meaning the space must simultaneously accommodate “high-efficiency daily operations” and “spontaneous, informal exchanges”—two demands that often conflict in conventional office logic. The initial design step was not about stylistic choices, but about structurally balancing these two forces.
功能组织的核心策略，是将“确定性”与“不确定性”进行空间层面的分离与并置。固定工区被置于柱网最为规整、采光条件最优的区域，采用模块化单元，确保初创团队在快速扩张或重组时，空间能保持高度的可置换性与运维效率。而会议、路演、休闲及公共服务等功能，则以“插件”的方式，植入核心筒周边及自然采光相对薄弱的位置。这一决策直接回应了互联网企业“小步快跑、持续迭代”的工作模式：将变动成本高的部分标准化，将促进创新的部分公共化。空间逻辑由此从单纯的“容纳功能”转向“组织行为”。
The core strategy of functional organization lies in the spatial separation and juxtaposition of “certainty” and “uncertainty.” Fixed work areas are placed where the column grid is most regular and natural light is optimal, employing modular units to ensure high interchangeability and operational efficiency as startups rapidly expand or restructure. Functions such as meeting rooms, demo spaces, lounges, and support services are inserted as “plug-ins” around the core and in areas with less natural light. This decision directly responds to the internet industry’s “rapid iteration” working model: standardize high-churn components, and communalize elements that foster innovation. The spatial logic thus shifts from merely “accommodating functions” to “orchestrating behaviors.”

In terms of circulation, the design deliberately breaks away from the singular “elevator lobby-corridor-workstation” linear flow typical of conventional office towers. A cohesive “hub node” is established near the main core, integrating a coffee bar, information island, and stepped demo area. This creates an inevitable pathway and visual focal point. This decision stems not from aesthetic preference alone, but from observations of startup behavior: high-frequency informal exchanges often occur along the circulation paths away from desks. By anchoring public functions to these nodes, the design transforms “passing through” into an opportunity for “staying,” thereby using architectural means to intervene in and catalyze community building.
比例与界面处理体现了对既有结构体系的尊重与转化。在层高有限的条件下，设计并未采用全吊顶遮蔽设备管线，而是通过精细化梳理，将消防喷淋、强弱电桥架、空调风口进行集成化排布，局部裸露结构楼板，以此换取更充裕的空间高度。界面材质的选择亦遵循“由结构导出形式”的原则：核心筒周边大量使用镜面不锈钢与渐变玻璃，以消解实体墙面的压迫感，同时在视觉上延伸了原本局促的走道空间。这种对材料反射性与透明性的控制，本质上是对建筑物理边界的一次“软性重构”。
The handling of proportions and surfaces demonstrates a respect for, and transformation of, the existing structural system. Given the limited floor-to-floor height, the design avoids full suspended ceilings. Instead, through meticulous coordination, MEP systems—including sprinklers, data cable trays, and HVAC outlets—are integrated, leaving parts of the structural slab exposed to maximize perceived spatial height. Material selection follows the principle of “form derived from structure.” Large areas of mirrored stainless steel and gradient glass around the core help dissolve the mass of solid walls, visually extending the otherwise narrow corridors. This control over material reflectivity and transparency is essentially a “soft reconstruction” of the building’s physical boundaries.

The color scheme is restrained, with a neutral base and Tencent’s brand colors used as accents, appearing only at key nodes and within the wayfinding system. This approach avoids the overt symbolism often seen in thematic design, maintaining brand presence at a precise level that is “perceptible yet never dominant.”

In public nodes, lighting shifts towards scene-setting: the demo area uses adjustable spotlights and strips to define stage and audience zones, while lounge areas utilize low-level illumination and decorative fixtures to create a sense of enclosure. Notably, intelligent lighting control is treated not as a technical gimmick, but as a spatial modulator adaptable to different scenarios—demo, socializing, rest, events—allowing the same space to assume multiple functions through shifts in the luminous environment.

The furnishing strategy continues this “systematic” design approach. Furniture selection is not an isolated aesthetic choice but is tightly coupled with functional zones and circulation nodes. For instance, continuous long tables with barstools along the windows leverage natural light while creating a “grey zone” between workstations and public areas, accommodating short-term work and informal meetings. The flexibility and combinability of movable furniture provide a variable foundation for the space’s long-term operation. The design here demonstrates a “step-back” attitude: rather than prescribing overly specific scenarios, it provides a set of adaptable “props,” allowing the users to ultimately define the space’s final form through daily operations.
回看整个项目，设计始终在多重约束条件下进行权衡。结构柱网限制了功能布局的边界，机电系统影响了净高的实现，消防规范决定了疏散路径与防火分区的划分。这些看似“非设计”的因素，恰恰构成了设计决策的真实前提。优秀的众创空间设计，最终并非关于风格的演绎，而是关于如何在效率与温度、标准化与灵活性、运营逻辑与用户体验之间，找到一种可被感知的空间平衡。
Reflecting on the entire project, the design consistently navigated multiple constraints. The structural grid defined the boundaries of functional layout, the MEP systems impacted achievable ceiling heights, and fire codes determined egress paths and compartmentalization. These seemingly “non-design” factors formed the very real premises for design decisions. Ultimately, a well-designed co-working space is not about stylistic expression, but about finding a perceptible spatial equilibrium—between efficiency and warmth, standardization and flexibility, operational logic and user experience.
